Insufficient Risk Assessment
When site conditions are not properly assessed, drawings fail to anticipate real challenges. This can lead to structural weaknesses, safety hazards, or remedial works once construction is underway. Just like how missing waterproofing can lead to voids in concrete slab, weather, location, surrounding, and other factors should be taken into consideration.
Reduced Quality & Rework
Drawings without the necessary reinforcement, sectional or elevation details often result in poor execution. Contractors are left guessing, leading to inconsistent quality and costly rework. Since Malaysia is lavish with old buildings, missing drawing or lack of updated drawing is a normal occurrence. Nevertheless, it is not an excuse to plan any refurbishment or upgrading works without latest data.
Increased Costs & Budget Overruns
Every correction on site comes with a price, whether due to misaligned services, overlooked consideration of the traffic flow or usage. These repair costs often far exceed the time and effort it would have taken to include every small details correctly in planning.
Inadequate Resource Allocation
Without proper specification of materials and finishes at the planning stage, resources will be misallocated. It could also lead to other issues such as material price fluctuations, or poor cost estimation that will indirectly multiply the cost. This can mean delays in procurement, underutilised manpower, or rushed work with compromised quality.
Planning Beyond the Drawing Board
Good planning is not just about dimensions. It means taking in consideration of how a structure will perform long-term under traffic, weather, and wear, factoring in access and space use, especially for services, drainage, and maintenance; and even to anticipate repairs, expansion and strengthening, so future interventions can be done easily and safely.
