In construction, cost control is often the loudest conversation in the room. But time is the quieter, more dangerous variable. Because every delay, every inefficient process, and every uninformed decision comes at a price. And that price is rarely just about materials or manpower.

Factory That Couldn’t Afford a Second Day

In one of our previous projects for a major automotive manufacturer, the client needed 26 concrete openings cut within their production facility. However, the entire job had to be completed within a single 24-hour shutdown window. Every additional day would have triggered production delays and with that, over RM500,000 per day in downtime penalties.

There was no room for trial and error. No space for missteps. We deployed multiple coordinated cutting teams, prepared every opening in advance, and delivered the full scope within the same day. With this, we helped the client to save time and avoid unnecessary costs, all through careful planning and fast, skilled execution.

 

Avoiding RM200,000 Mistake with One Scan

Another project, this time at Pavillion Bukit Jalil, involved coring for system installation. On paper, the job was straightforward. But using Xradar™ scanning, we discovered post-tension cables embedded directly beneath the proposed coring point. Striking one of those cables would’ve meant structural damage, reengineering, and major delays. Not to mention a possible RM200,000 out-of-pocket to spend on slab rectification and CFRP strengthening.

Instead, we identified the risk in advance, repositioned the core safely, and moved forward, all within 30 minutes. That’s the value of time-conscious preparation. Not rushing the work, but thinking ahead to avoid the kind of setbacks that waste days or even entire budgets.

75% Shorter Turnaround Time

In another project at Mid Valley Megamall, the challenge was to remove 16,000m² of floor tiles and mosaics during a 4 month mall refurbishment. Traditionally, this would have taken more than 6 months, caused extensive screed damage, and required full resurfacing at significant cost.

We approached it differently. By using SGi Tech’s Parana Milling and Tile Scraper, we preserved the screed layer, eliminated unnecessary dust and noise, and reduced the turnaround time by 75%. Not only did we finish ahead of schedule, but we also helped the client save over RM800,000 in materials and labour. More importantly, they reopened earlier, gaining nearly RM4.5 million in rental opportunity. This was a case of revenue protected.

These are not isolated examples. They reflect a larger truth on the approach of modern construction: cutting out inefficiencies. Every extra day on site means extended supervision, added risk, slower handovers, and unrealised income.
